The 2026 Property Tax Formula

To estimate your tax Florida uses a steps.

Here's how it works:

• Value: This is your Market Value. Any "Save Our Homes" caps.

• School Taxable Value: Take your Assessed Value. Subtract the first $25,000 Homestead Exemption.

• Non-School Taxable Value: Take your Assessed Value. Subtract the total Homestead Exemption (up to $50,000).

• Final Bill: Add the School value times the School Millage and the Non-School Taxable value times the Non-School Millage.

Understanding the 2026 Homestead Exemption

1. If Florida is your home you can get the Homestead Exemption. Its split into two parts in 2026.

2. Tier 1: The first $25,000 of your homes value is exempt from all property taxes, including school taxes.

3. Tier 2: If your home is worth $50,000 or more up to $75,000 you get an exemption of $25,000.

4. Note that the second tier doesn't apply to school board taxes.
